Local home sales info
Ocean Shores is Area 194 on the Northwest Multiple Listings Service report. This shows number of listings, pending sales, closed sales, new construction sales and condo sales. All have July monthly data, year-to-date, and comparisons with 2009. *Thanks to Tom Quigg for providing the info.

Comparing sales from a year ago only tells us that more or less homes sold and how much the average value of those homes sold. The data does not give us much more than a marketing glimpse of what is happening. How big were the homes? How old were the homes? How large was the lot? The really important information is missing. If you want to know, go to the Grays Harbor County Assessor website and click on Parcel Sales Search. Click on Guest. Enter either your parcel number from your tax bill or just put in 17 where it says T and 12 where it says R. Put it in the second box too. Choose a date range in that box too. Then just hit enter on your keyboard. A report will come up. The Raw Data Grid only works for the first page, something the county needs to fix. However, you can scroll through and see when parcels sold. You will also see times when the lot sold and the houses that sold. You will not see houses that have not sold because this is a sales report and not a building report. The county also does not update the assess value on many of the new houses because they still show the original lot assessed value without the improvements. Also, new homes are assessed at their 2008 valuations. In 2011 that will be adjusted. It is just the way the system works. If you want more detail about a property, look at the assessor link in blue (the parcel number). It will show you the information about the property.
